Unlike a conventional loan, no tax returns, personal income, or employment information is required. In fact, you don’t even have to have previous landlord experience. This unique program allows borrowers to qualify based on predicted property cash flow.
Our Simple Access® Non-QM Investor Cash Flow loan is not available for first-time home buyers, and borrowers must have a minimum credit score of 580. Additionally, the Investor Cash Flow loan uses a debt service coverage ratio (DSCR) on the subject property to determine a borrower’s eligibility.
The DSCR is calculated by dividing the gross rents by qualifying principal, interest, taxes and association fees (PITIA). The ratio must be greater than or equal to 1 to qualify.

No debt-to-income (DTI) or employment verification required.
All occupancy types (Primary residence, second home or investment property).
